These are starting prices for the work as we normally scope it. A quote only moves above them if you ask for something bigger, and we tell you why before we do it.

Ongoing care, if you want it

Hosting, updates, backups and small changes from ฿999 a month. Entirely optional. The site is yours and works without us. We will not lock a small venue into a retainer it does not need.

Prices are in Thai baht and exclude Thai VAT. SiamRise is a UK company and is not registered for VAT in Thailand. Thai VAT-registered customers account for 7% VAT themselves under the reverse-charge mechanism (Form PP.36).

For your accountant

Buying from a foreign company changes your paperwork, not your cost. Here is exactly what changes, so your accountant can check it before you commit.

VAT: you self-account, and you reclaim it

Because the service is supplied from outside Thailand and used in Thailand, you self-assess 7% VAT on Form ภ.พ.36 (PP.36) by the 7th of the following month. If you are VAT-registered, you reclaim that same amount as input VAT. The net cost to you is zero. It is one extra monthly form, not an extra 7%.

Withholding tax: ask us for the certificate

Thailand and the UK have a double taxation agreement. Relief under it is not automatic: your accountant needs our HMRC Certificate of Residence on file at or before payment. We provide one with every contract as a matter of course, so you are never left withholding by default because the paperwork was missing.

What you receive, and what you do not

You receive a numbered UK commercial invoice showing our registered company name, company number, registered office, the service description and the amount in Thai baht. We cannot issue a Thai ใบกำกับภาษี or a 50 ทวิ certificate, because we are not registered in Thailand. Your VAT documentation comes from your own PP.36 filing and the Revenue Department receipt.

We are not your tax advisers and this is not tax advice. It is a description of the mechanism so your accountant has something concrete to check. If they disagree with any of it, we would genuinely like to hear about it.

Tell us what you’re working with

Send us your current site, or the LINE page you’re using instead of one, and we’ll tell you honestly what we’d change and what it would cost. No charge for that, and no pitch if it isn’t worth doing.
