You are paying commission on guests who already knew your name
Someone searches your property by name, finds an OTA listing before they find you, and books there. You pay a fifth of that booking for an introduction to a guest who had already made it themselves. Independent hotels in Thailand commonly run above 80% OTA dependency, and most of them started at that number because there was nothing of their own to book through.
Your own site does not replace the OTAs. It captures the guests who were looking for you specifically, which is the cheapest booking you will ever take.

Not a brochure. A hotel site has one job: turn the guest who found you into a booking that pays no commission, and everything on it should serve that.

Questions hotel owners ask us
Do I have to stop using Booking.com and Agoda?
No, and you should not. The OTAs bring you guests who had never heard of you, and that is worth the commission. Your own site is for the guests who already know your name and are about to pay a middleman to reach you. You keep both; you just stop paying a fifth on the bookings you had already earned.
Will it connect to my channel manager?
Yes. If you use SiteMinder, Cloudbeds, or something similar, rates and availability sync so your direct bookings never double-book a room the OTAs also sold. If you do not have one yet, we will tell you honestly whether you are big enough to need it.
What about rate parity with the OTAs?
We build the booking path; how you price it is your decision. Many OTA contracts have parity clauses that limit the public rate you can undercut, but they rarely restrict what you can offer a direct guest: a free breakfast, a late checkout, a better room. We will show you where the line is so your direct site is worth booking on.
How long does a hotel site take?
A single-property site with a working booking button is about two weeks. A full site with separate room pages, restaurant, spa and events is longer, and we give you a fixed date before we start rather than an estimate that drifts.
